(1) Does your house have a mixing valve above the hot water tank? It could need replacing.
(2) Do you have single handle faucets in your home? The cold could be jumping through the cartridge and crossing over into the hot water which could change its temperature to luke-warm. We can diagnose and test which fixture is causing the problem and repair the issue while onsite.

I hear a dripping noise but no water is appearing? This problem is very common; there are a number of reasons that cause this. Drains that are made of ABS piping, have the highest amount of expansion at temperature change. I have found in many cases it is the ABS piping rubbing against an object, such as wood making the noise. Other noises of dripping can be corrected and fixed without opening walls.

Is there such thing as a pump that keeps running without hydro? Yes, there are a few different pumping system designs that work very well. Let’s face it, when does the power usually go out? When there is a huge rain storm. The last thing I would want is the biggest rain storm in history and my sump pump turning off. There is not much you can do about it at that point, other than keep watching the water raise into your basement. What is the best way to clean my drains without doing major damage to them? Do NOT use drain acid!!!! Unless you want a plumber re-piping everything the acid touches. Drain acid is so strong it heats plastic piping causing it to melt This turns your drains from a slight drainage angle to a rollercoaster up and down causing them to always block and never drain away properly again. It can also dry out the pipe and fitting causing it to become brittle and break in the wall. Drain acid can also damage the sink itself, if it touches the finish on the sink. If that should happen you would have to not only replace the pipes but would need a new sink as well, as it will eat through the finish. It is best to call a plumber with an electric snake machine. The most common objects that are found plugging toilets and drains are: CELL PHONES, WEDDING RINGS, DEODERANT STICKS, PAPERTOWELS, KIDS TOYS, FLUSHABLE WIPES, DENTAL FLOSS, Q-TIPS, TAMPONS, GREASE, HAIR, CAT LITTER, TILE GROUT AND OBJECTS JUST ABOVE THE TOILET FALLING IN. I commonly see those makeshift shelves above toilets full of clutter. These are often the items that fall into the toilet getting caught in the swirling current.
